(i) The "Chicago Stimulus Program" is not a government program and no such endorsement should be implied here. (ii) If at any time during the ten year term of the loan borrower loses his/her job, the borrower may skip monthly interest payment for up to 12 payments , with the forebearance amount added to the outstanding principle balance. If after 12 missed interest payments, the borrower is still unable to make further payments, but is current on payment of taxes and assessments, the lender will take back the unit without any further financial legal obligation, leaving the borrower's credit rating intact. The borrower must make at least three (3) scheduled payments and be current on his/her mortgage interest, taxes, and assessments in order to qualify for the Reassurance Package. (iii) 20% down payment required. Principle payments over the term of the loan are optional. A balloon payment is due on the 1st day of the 121st month of the loan term . The annual percentage rate or APR is a simple interest rate of 2.5% on the principle balance due at the end of the month payable the 1st of the following month. The interest rate is constant throughout the term of the loan. Credit terms are subject to final lender approval.
